The three-bedroom Savannah house, and what to do if six isn't enough

Live oaks draped with Spanish moss along a walking path in Forsyth Park, Savannah, Georgia

If you want a true three-bedroom house in Savannah, the one to look at is Coastal Comfort: three bedrooms, two bathrooms, sleeps six, a king and two queens, and a driveway that takes two cars. It sits in a quiet neighborhood between the beach and downtown, and sixteen guests have scored it a perfect ten. That's the direct answer. The more useful answer is that a lot of people searching for "three bedrooms" are really counting heads, and once you count heads, a four-bedroom house in the same stretch of Savannah often costs you nothing in convenience and buys you a pool.

Coastal Comfort, in plain terms

Eleven hundred square feet, newly renovated, three bedrooms and two baths. One king, two queens. That bed layout is the whole point: two couples and two kids, or three couples, and nobody is folding out a sofa. There's a high chair in the house, a dishwasher, a washer and dryer, and a kitchen stocked to the point of wine glasses and a kettle, which matters more than it sounds when you're feeding six people before a day downtown.

Two things to know before you book it. The backyard is dog-friendly but not fully fenced, and it backs onto a pond with an open gate, so dogs need watching. And the roads out there have no sidewalks. You'll drive or ride-share everywhere, including to the Kroger about five minutes away. Mornings are fine for a stroll on the side streets, but this isn't a walk-to-dinner address.

Where it actually puts you

The house sits roughly halfway between Tybee Island and downtown, which is the trade every Savannah visitor makes whether they realize it or not. From the Historic District out to Tybee is a twenty-minute run on a clear Tuesday and the better part of an hour on a July Saturday, so basing yourself in the middle takes the sting out of both directions. Bonaventure Cemetery, over in Thunderbolt, is only a few miles from downtown and opens at eight, which makes it the thing to do before the day gets hot.

What you give up by not staying downtown is the walk: River Street, City Market, the squares, Forsyth Park. What you get is a driveway and a quiet street. If walking out your front door into the Historic District is the trip you're imagining, skip the rest of this and look at the downtown estates at the bottom of the page.

Four-bedroom houses in the same part of town

Here's where the search term and the trip diverge. Three of our four-bedroom Savannah homes sit in the same belt between the beach and the city, and they're bigger, not farther. If your group is seven or more, or you want a pool, these are the real comparison set.

  • Newly Renovated Savannah Home — 4 bedrooms, 2.5 baths, sleeps 10. Fifteen hundred square feet, fully fenced backyard, off-street parking for three cars, memory foam mattresses in every room. It has the longest review history of this group by a wide margin, and a dining room that seats six with a breakfast nook for four, so the meal actually fits the house. Dog-friendly.
  • Dogs Welcome! Coastal Oasis Pool near Beach & City — 4 bedrooms, 3 baths, sleeps 8, all on one level. Private saltwater pool, open and maintained year-round but not heated. Air hockey in the game room. Fully fenced yard and room for four cars. On Wilmington Island, ten minutes west to downtown, fifteen east to the beach.
  • Downtown Savannah Oasis w Heated Pool & Spa — 4 bedrooms, 2 baths, sleeps 9, with three king beds and a full bed with a twin trundle. Saltwater pool heated October through April for a nightly fee, hot tub going year-round, BBQ area, parking for four. Fifteen minutes from downtown, five from Wormsloe. The listing is upfront that a sporting gun club nearby is active during the day; worth knowing if you're a light sleeper with a napping toddler, irrelevant if you're not.

Single-level matters more than people expect on a multi-generational trip. Suncrest is the one with no stairs at all, and the pool is in the fenced yard rather than down a flight.

If the whole family is coming

Beyond ten guests, the portfolio opens up considerably, and in two different directions.

Out toward the islands, there's Family-Friendly House w/ Pool & Game Room, five bedrooms and four baths for fourteen with a saltwater pool and dogs welcome, and Relaxing Pool Paradise, a pet-friendly four-bedroom, three-and-a-half-bath house that also sleeps fourteen and keeps beach essentials in the closet so you're not buying chairs at the Tybee gas station. For a reunion that wants everyone under one roof plus a bit of separation, Large Home 2 Glampers & Spa puts a four-bedroom house and two Airstreams on nearly two private acres, sleeping eighteen, with Wilmington Island food and shops three minutes away. Its neighbor, Coastal Home w Spa, is the house on its own: ten guests, a master suite with a screened balcony over the marsh, a spa and a gazebo.

Downtown is the other direction, and it changes the trip completely. Large 1882 Estate is a four-story Italianate mansion with a garden apartment and a carriage house behind it: eight bedrooms, four and a half baths, three kitchens, three separate entrances, sixteen guests, one block from Forsyth Park. The free DOT trolley stops a block away and runs every fifteen minutes into the Historic District. No pets, no events, and no elevator, which is worth saying plainly about a house with that many staircases. Historic Downtown Estate Duplex & Carriage House sleeps sixteen too, with a garage and an EV charger, and Downtown Savannah Estate for 12 Guests in 2 Units splits twelve people across two units with free parking, which solves the perennial downtown problem of where to leave the cars.

What to settle before you book

Most of the decisions on this page come down to four questions, and you can answer three of them yourself right now.

How many beds, not how many bedrooms. Coastal Comfort's three real beds sleep six adults in comfort. A four-bedroom with a trundle sleeps nine on paper and six adults plus kids in practice. Count sleepers and pair them up before you filter by bedroom number.

Dogs. Several of these homes take them and several don't, and the yards differ in ways that matter: fully fenced at Sheftall and Suncrest, open to a pond at Coastal Comfort, no pets at all at the 1882 estate. Tell us the dog when you inquire, including size, because the fee and the yard both depend on it.

Gatherings. These are houses on residential streets, not venues. Family reunions, bachelorette weekends and the like are welcome at several properties after you coordinate with us first, and at Coastal Comfort a celebration means a venue fee arranged in advance. Parties are not allowed anywhere. If you're planning something with a guest list longer than the sleeping capacity, say so at the inquiry stage and we'll point you at the right house.

Dates. Nightly rates, minimum stays and cancellation terms move with the calendar, and St. Patrick's week in Savannah moves them hardest. Check live availability on the property page for the real number on your dates.

Stay Here manages curated short-term homes across Savannah and Tybee Island, from a three-bedroom cottage to an 1882 mansion by Forsyth Park, and you can book any of them direct. Tell us the headcount, the dog and the dates, and we'll tell you which house to take.
