Renting a house in Savannah for the whole group

If you're trying to put sixteen or eighteen people under one roof in Savannah, you have two workable shapes to choose from, and the choice decides most of your week. Either you take a historic downtown estate split across several units and walk everywhere, or you take a big single house on the islands between the city and Tybee, park four cars in the driveway, and drive in. We run homes of both kinds. Large Home & Modern Airstream Camper Sleeps 21! is the largest of them, with a 3,500-square-foot main house and a modern Airstream parked on the same quiet acre.
The split-the-group question comes first
Nobody books a house for eighteen and then sleeps eighteen in one hallway. The real decision is how your group divides, and Savannah gives you a neat answer in the Victorian and historic blocks, where big properties were built as duplexes with carriage houses behind them.
The 1882 estate near Forsyth Park is that idea at full size: a four-story Italianate mansion, a garden apartment, and a carriage house above an off-street parking spot, with eight bedrooms, three kitchens and three separate entrances across nearly 6,000 square feet. Three kitchens is the part that matters for a reunion. Grandparents make coffee at six without waking anybody, and the cousins who closed the bar come in through their own door.
The same logic, smaller, is Historic Downtown Estate Duplex & Carriage House, seven bedrooms for sixteen, walking distance or a short ride from essentially everything downtown. If your party is twelve, Downtown Savannah Estate for 12 Guests in 2 Units gives you six bedrooms across two units with four full baths and two halves, which in practice means nobody queues in the morning.
Downtown is where the squares are, where River Street and the Historic Landmark District sit, and where Forsyth Park anchors the south end. Parking is the trade you make, which is why the carriage-house spot at the 1882 estate and the free parking at the Waldburg estate are worth more than they sound.
Out on the islands, you get a pool and a driveway
Head east and the houses get wider, the yards get bigger, and parking stops being a topic. These are the Wilmington and Whitemarsh island neighborhoods, roughly midway between downtown and the beach: figure on something like twenty minutes either direction most of the year, longer on a July Saturday when everyone on the coast is driving out to Tybee.
Large Home 2 Glampers & Spa near Beach & Downtown puts a four-bedroom, four-bathroom house and two Airstreams on 1.75 private acres, sleeping eighteen, with the shops and restaurants of Wilmington Island about three minutes away. Its neighbor on the same land, Coastal Home w Spa Midway to Savannah & Tybee, sleeps ten and has a screened balcony off the master looking over the marsh, which is the best seat in either house at dusk.
For groups who plan to stay in and swim, Family-Friendly House w/ Pool & Game Room has five bedrooms, four bathrooms, a saltwater pool and a game room, and dogs are welcome. Relaxing Pool Paradise - Private Oasis Sleeps 14 runs four bedrooms and three and a half baths with beach essentials on hand, and the owners say outright it's built for reunions and bachelorette weekends. If a pool is the point, note that an unheated Savannah pool is a May-to-October proposition; in February it's scenery.
What "sleeps 18" actually buys you
Capacity numbers hide the thing you care about, which is bathrooms and separate doors. Here's how the bigger homes line up.
- Large Home & Modern Airstream Camper Sleeps 21! — sleeps 21. Five bedrooms and nine beds in the main house, three full baths, an entertainment den, a ground-floor master plus a guest king, three bedrooms upstairs, and an Airstream sleeping two to four.
- Sophisticated and Luxurious Details- Sleeps 18! — five bedrooms, sleeps 18, on the same quiet stretch.
- Large Home 2 Glampers & Spa — sleeps 18 across a four-bed, four-bath house and two Airstreams on 1.75 acres.
- Large 1882 Estate with 8BR, Near Forsyth Park — eight bedrooms, five bathrooms, three kitchens, sleeps 16, downtown.
- Historic Downtown Estate Duplex & Carriage House — seven bedrooms, sleeps 16, downtown.
- Family-Friendly House w/ Pool & Game Room — five bedrooms, four bathrooms, sleeps 14, pool, dog-friendly.
The Airstream homes deserve a word, because people assume it's a gimmick. It isn't. A glamper on the property is where the teenagers go, or the couple who arrived a day early, and it means the main house doesn't have to absorb a sofa bed.
Ten to fourteen people, which is most reunions
Most groups who call themselves large are actually ten. Newly Renovated Savannah Home, 15 Min to Beach, is a four-bedroom with seven beds and two and a half baths, a dining room that seats six with a breakfast nook for four more, a fully fenced backyard and off-street parking for three cars. It's in a quiet residential neighborhood and the house rules say so plainly: no parties. For a family that wants to cook and go to bed at a reasonable hour, it's hard to beat.
Large Home Sleeps 10 Beach & Downtown | Dog Heaven sits in the same middle ground, five bedrooms, dogs very much included, with Highway 80 out of the driveway and North Tybee at the far end of it. Downtown, Renovated Dog Friendly Duplex Near Food & Fun! gives ten guests four bedrooms and four bathrooms in a duplex you can walk out of into the restaurant blocks.
And if the number lands at eight, Dogs Welcome! Coastal Oasis Pool near Beach & City is a single-level four-bedroom on Wilmington Island with three bathrooms, a saltwater pool, air hockey in the game room, a fully fenced yard and parking for four cars. Single-level matters more than people expect when the group spans three generations. The hosts allow family reunions and bachelorette weekends there with advance coordination, which is not true of every home we manage.
The overflow problem, and the smaller homes that solve it
Often the cleanest answer for a big party is two homes rather than one, especially when the group has a late-arriving branch or a couple who would rather not share a wall with anyone. Coastal Comfort - 15 min to Beach, 10 min to City is a renovated three-bedroom cottage sleeping six, one king and two queens, two baths, with a high chair in the house and parking for two cars. The backyard is dog-friendly but not fully fenced and it backs onto a pond with an open gate, so dogs need watching. Guests have rated it a perfect ten across sixteen reviews, which for a house this plain-spoken tells you the beds and the cleaning are right.
Downtown, the Fun Artsy Downtown Apt sleeps four in two bedrooms, each with its own bathroom, with a hand-painted mural by a local artist in the living room and a Kroger two blocks away. There's a shared firepit and grill out back, which is a decent place for the whole group to end up after dinner if your main house is nearby. It's dog-friendly and has a fenced yard.
One home people find in searches and shouldn't: the Carriage House at Forsyth, which overlooks the park and sits behind twelve-foot privacy walls. It takes monthly stays only, so it belongs on a different kind of trip.
How to choose, in order
Start with how the group splits, not the headline capacity. Count bathrooms and count front doors. Then pick your side of town: downtown if the plan is squares, River Street and walking home from dinner; the islands if the plan is a pool, a fenced yard for the dogs, and day trips out to the lighthouse on Tybee.
Then check the house rules before you book, because they vary more than the amenities do. Several of our island homes sit in quiet residential neighborhoods and don't allow events; others welcome reunions and bachelor or bachelorette weekends if you square it with us first. Tell us what the occasion is and we'll point you at the right door.
Everything here is bookable direct through Stay Here, which also saves you ten percent against the listing sites on most stays, worth confirming for your dates. Browse the full set of Savannah and Tybee Island homes and sort by the number in your party.
